What happens to everything in the house

Your attorney passed this along because the contents of a house are their own job, separate from the legal work. Here is what that job looks like, in plain terms, before you decide anything.

  1. 01A walkthrough costs nothing and commits you to nothing. We walk every room with you and write down what is there.
  2. 02You get a written valuation: what the contents are worth, item by item, based on what comparable things have actually sold for.
  3. 03Anything worth selling is photographed, listed, and sold, and you receive a statement showing each item and what it made.
  4. 04Anything donated comes back with a tax receipt. Anything disposed of is recorded too, so nothing simply disappears.
  5. 05The house is handed back broom-clean on a date agreed in writing before the work starts.

You do not have to sort the house before we come. That is the part we are for. Bring questions; the walkthrough is the right time to ask them.

What we do

  • · Walk the property free of charge and produce a written inventory valuation the executor can hold on to
  • · Photograph and log every item of value, with the price it eventually sold for
  • · Sell, donate, or dispose of each item and record which of the three happened
  • · Return donation tax receipts and an itemised settlement statement

What we don't

  • · Advise your client on the law, the estate, or who is entitled to what
  • · Release anything to an heir without the executor's written direction
  • · Issue a USPAP appraisal for court, IRS, or insurance use — that is a credentialed appraiser's engagement, and we will say so rather than blur it
  • · Take custody of cash, firearms, controlled substances, or original legal documents

Cost: a flat project fee, quoted in writing after the walkthrough and before any work starts. Items sold on your behalf settle separately — VaultXL keeps 15% of what an item sells for and you keep 85%, itemised line by line.
