The furniture, the tools, the jewellery box, the forty years of accumulation in the basement — an executor has to do something with all of it, account for it, and not get accused of undervaluing a thing. That is our work, and none of it is legal work, so referring it does not put anything of yours at risk.

What the family pays is a flat project fee, quoted in writing after the walkthrough and before any work begins. Where we resell an item on their behalf, VaultXL keeps 15% of that item’s sale price and the client keeps 85%, itemised line by line.

What we do, and what we don't

You are putting your own name behind the introduction. This is the boundary in writing, so you can refer without wondering what happens next.

We do

  • Walk the property free of charge and produce a written inventory valuation the executor can hold on to
  • Photograph and log every item of value, with the price it eventually sold for
  • Sell, donate, or dispose of each item and record which of the three happened
  • Return donation tax receipts and an itemised settlement statement
  • Hand the property back broom-clean on a date agreed in writing beforehand

We don't

  • Advise your client on the law, the estate, or who is entitled to what
  • Release anything to an heir without the executor's written direction
  • Issue a USPAP appraisal for court, IRS, or insurance use — that is a credentialed appraiser's engagement, and we will say so rather than blur it
  • Take custody of cash, firearms, controlled substances, or original legal documents
  • Contact the heirs directly unless your client asks us to

No, and deliberately so. Nothing of value moves from us to you — not money, not a gift, not a discount, not a reciprocal arrangement. The rules of professional conduct broadly prohibit a lawyer from giving or receiving anything of value for a recommendation, so there is nothing here for you to decline or disclose.

Our written valuation is a market valuation: what comparable items have actually sold for, item by item, with the evidence attached. It is honest, documented, and useful for planning and for an inventory. It is not a USPAP appraisal, and where your filing needs one we will tell you that plainly instead of pretending otherwise.

Walkthroughs are scheduled inside the same week for Charlotte-area properties, and the written scope and price follow the walkthrough — not a week later. If a deadline is driving the file, say so when you call and we will work backwards from it.

We stop and put it in writing rather than deciding. The item is logged, valued, and set aside, and nothing happens to it until your client tells us in writing what to do. We would rather leave one wardrobe in an empty house than be the reason a distribution gets contested.
