Here is what Charlotte realtors wish their sellers would do, along with practical advice for how to actually get it done.

Number 1: Declutter Like You Are Moving Tomorrow

Every single real estate agent we have spoken with puts decluttering at the top of their wish list. And not the light tidying that most sellers consider decluttering. Agents want 50 percent of visible items removed. Closets thinned dramatically. Counters cleared. Personal items packed away.

I know this home could sell for $20,000 more if the sellers would just clear it out, but they think rearranging a few things is enough."

Agents wish sellers would repaint in neutral tones and remove anything that creates a strong personal statement.

Number 4: Address Odors

This is the one that agents are most uncomfortable discussing with sellers because it is personal. Pet odors, cooking odors, cigarette smoke, and musty smells are immediate deal killers for many buyers. Agents wish sellers would address odors honestly and aggressively.

Professional carpet cleaning, HVAC duct cleaning, and deep cleaning are essential. In some cases, painting over odor-soaked surfaces with odor-blocking primer is necessary. Charlotte’s humidity amplifies odor issues, so do not assume that opening windows is enough.

Number 5: Clean the Windows

This sounds minor, but agents consistently mention it. Clean windows let in more light, which makes rooms feel larger and more inviting. In Charlotte, where pollen season is intense, windows can develop a yellow-green film that dims natural light significantly. Professional window cleaning, inside and out, costs $200 to $400 and makes an immediate visible difference.

Number 6: Landscape With Purpose

Charlotte agents want sellers to invest in curb appeal, but strategically. Fresh mulch, trimmed shrubs, a clean lawn, and seasonal color at the entrance create a strong first impression. They do not want sellers to install expensive hardscaping or plant mature trees two weeks before listing.

Timing matters. In Charlotte, plan landscaping work for four to six weeks before listing so new plantings have time to establish.

Number 7: Do Not Overprice Based on Emotional Attachment

This is not a preparation tip per se, but agents wish sellers understood that their emotional attachment does not add market value. The fact that you raised your children in the house, built the deck yourself, or planted every tree does not increase what buyers will pay. Trust your agent’s comparable market analysis and price accordingly.

Number 8: Vacate for Showings

Agents overwhelmingly wish sellers would leave the home during showings. Buyers cannot explore freely or discuss the home honestly with their agent when the seller is present. Sellers who hover, point out features, or engage buyers in conversation inadvertently make buyers uncomfortable and shorten showing times.

Number 9: Stage the Key Rooms

Not every room needs professional staging, but agents wish that at minimum, the living room, kitchen, primary bedroom, and primary bathroom were staged to show their best. This means properly arranged furniture, clean surfaces, good lighting, and a few tasteful accessories.

For vacant homes, professional staging is nearly essential. Charlotte buyers struggle to visualize empty rooms, and staged homes sell significantly faster.

Number 10: Make It Easy for the Agent

Agents wish sellers would provide a complete disclosure upfront, have documentation ready for any improvements or repairs, keep the home show-ready at all times, be flexible with showing schedules, and respond quickly to communication.

The smoother the selling process is for the agent, the more energy they can invest in marketing your home and negotiating the best deal.
