How we work
Four steps, in the order they actually happen
Walk the house, measure the next one
We start with the new floorplan, not the old house. Key furniture is measured against the rooms it would need to fit — so the decision about the dining table is made with a tape measure, weeks before a mover is standing in the driveway with it.
Every item gets one of four answers
Keep, sell, donate, or store. We sit with you (or with your parents, at their pace) and work room by room. Each item is photographed and logged in a digital inventory, so out-of-town family can see and weigh in without flying here to argue about a hutch.
The excess earns its keep
Furniture and valuables that will not make the move are listed and sold through our resale channels — eBay and our own marketplace among them. Our commission is 15% of the net sale price — what the buyer paid, less sales tax and marketplace fees — and you keep the other 85%. Donations are coordinated and documented for your records.
Pack, move, place
What stays is packed and labeled by destination room. We coordinate directly with your moving company — or recommend one we trust — and on the other end we can set the new home up so the first night there is a night in a home, not a warehouse.
Fitting your furniture to the new floor plan
We start with the floor plan of the place you are moving to, not the house you are leaving. Send us the plan or the room dimensions and we measure your key pieces against them: the dining table, the sofa, the bed, the hutch. Whether each one fits is settled with a tape measure, weeks before a mover is standing in the driveway with it.
What fits goes on the keep list. What does not moves to the sell, donate or store list, and nothing gets packed until that list is agreed. This is also where we help with the hard calls, like a table that fits but would leave no room to walk.
What happens to everything that isn't going
Value comes first, then disposal. Each item that is not making the move goes one of four ways.
- Sell. Furniture and valuables are photographed and listed. You keep 85% of the net sale price after marketplace fees. See how our estate sales work and our resale service.
- Donate. We coordinate donations and document them for your records.
- Store. Items you have not decided on can wait in transition storage.
- Dispose. Only what is left after the first three, and only responsibly. We are not a haul-away service.

How this differs from a moving company
A moving company moves what you point at. We help you decide what to point at. We sort, fit furniture to the new space, sell and donate the rest, and pack and label what is going by destination room. Then we coordinate with your moving company on timing, or recommend one we have worked alongside. We do not run the truck, and we are not an estate sale company that sells the contents of a house and leaves.

When we sell for you, we keep 15% of the sale price after marketplace fees. You keep 85%. No commission on anything that doesn't sell.
Some projects carry a setup fee. If yours does, the amount is written into your quote before you sign, and it is non-refundable.
