Hosts leave short-term rental for ordinary reasons: the numbers stopped working, the management got old, or a good long-term tenant came along. The decision is easy. The contents are the hard part. A furnished rental is a whole household bought for guests, and the lease says the house must be empty by the first of the month.
The usual answers both lose money. A cleanout crew charges you to take furniture that buyers would have paid for. A storage unit keeps charging every month for beds and sofas you are never going to use again. The furniture is worth the most where it stands: set up, photographed in the room, and collected by a local buyer from your driveway.
So that is how we sell it. After your last guest checks out, we walk the house and photograph everything worth selling. We list it at prices a local buyer will pay and schedule pickups by appointment, around your cleaners and your new tenants. You approve every price. Markdowns run on a schedule you agree to in advance, set back from the move-in date, so the last week is not a fire sale.
Most hosts are not in town, and you do not need to be. We work from your door code or lockbox. Before the first visit we confirm access in writing, and we text you when we arrive and when we leave. Buyers pay us before they collect, and you get an itemized statement for every sale.
How a furnished rental usually sorts.
Rental furniture is mostly sturdy, mass-market and bought in sets, which is exactly what local buyers want. Every house is different, but it usually falls into four groups:
1.Sells on its own
Bedroom sets, sofas and sectionals, dining sets, the washer, dryer, refrigerator and stove, gym equipment, patio furniture. Photographed in the room and sold to a buyer who collects.
2.Sells as a lot
Matching linens and towels, a full kitchen of cookware and dishes, lamps and decor, games and kids' things. Worth more as a set than piece by piece.
3.Stays with the house
Built-ins, mounted fixtures, and anything your tenants are keeping. We confirm the list with you in writing so nothing leaves by mistake.
4.Donate or clear
Worn mattresses and anything a buyer will not take. Donated with receipts where a charity will accept it, hauled only after that.
From last guest to first tenant.
Pick the last booking
Block your calendar after your final guest. That date starts the selling window, and the tenants' move-in date ends it.
Free walkthrough
We come with your door code or lockbox and a short written authorization from you. You do not need to be there. Book it here.
Mark what stays
Anything your tenants are keeping, anything you are keeping, and fixtures that belong to the house are set aside and left out of the sale.
A written quote
A plan for selling in place, with a timeline worked back from your move-in date. If you want certainty, it can include an offer for whatever is still unsold near the end.
Sold from the house
Listed where local buyers look. Buyers pay first, then collect by appointment. You approve every price.
Clear by the date
Whatever is left goes the way you chose in the quote: an outright offer, donation with receipts, or a licensed mover to a storage unit you rent, with us there to oversee it.

Why VaultXL.
Sold where it stands
Furniture sells best set up in the room, collected from your driveway. Nothing is moved or stored unless you decide it is worth it.
Built for owners who are not here
Written access before the first visit, a text when we arrive and leave, approvals by email or phone, and electronic payment.
Worked back from the move-in date
The quote says what can realistically sell in the time you have, and what should go another way, before anything starts.
Your tenants are covered
Pieces your tenants are keeping are listed in writing and stay out of the sale. Pickups are scheduled so buyers and movers do not collide.

Frequently asked.
Yes. We work from a door code or lockbox and a short written authorization from you. You approve prices by email or phone, buyers pay us before they collect, and your share is paid electronically with an itemized statement.
It depends on the house and the time you have. Large pieces priced for local buyers often go first. Tell us the move-in date and the quote will say what can realistically sell before it, and what should be offered on, donated or stored instead.
Give us the list before the walkthrough. Those pieces are marked, photographed and left out of the sale and out of any offer, so nothing your tenants are counting on leaves the house.
We can quote an outright offer alongside the sale, so you can compare one fixed figure with what selling in place is likely to bring. An offer is always well below retail, because we take on the hauling, storage and selling. We will tell you plainly which option leaves you better off.
You choose in advance. We can make an offer for what is left, donate it with receipts, or arrange a licensed mover to take it to a storage unit you rent and oversee the unload. Items you are keeping can go the same way.
It can. Furnishings in a rental are usually business property on your return, so a sale may have tax consequences. Ask your accountant. Every sale appears on an itemized statement, which is what they will want to see.
Everything is quoted in writing after a free walkthrough, before any work starts. Selling carries a non-refundable setup fee set in your written quote and a 15% commission on what sells, after sales tax and marketplace fees. You keep 85%.
