You do not need VaultXL in your state to refer a client to us. The executor, or whoever can get into the house, photographs the rooms through a private upload link. The sort comes back within one business day: what looks worth selling, what a specialist should see before anyone names a price, what is donation, and what should not leave the house yet. The contents report follows, written so it can be forwarded to the heirs and attached to an inventory where the court accepts it.
If the estate goes on to sell the contents, VaultXL can manage the selling remotely, offered after we review the project, while a local contact your client names handles access and handoffs; or hands-on in the Charlotte, North Carolina area. Nothing is sold until the person with legal authority approves a written plan, and the estate is quoted in writing before any work. You are never asked to vouch for a price, and we never publish one.
What you get back is a client who stops guessing. The inventory line has an itemized basis. The sibling who wanted to "clear it this weekend" has a reason to wait. The one piece that needed an appraiser is identified before it is sold at a yard sale.
How a referral works.
Send your client the start link
vaultxl.com/remote-estate-help/start. They describe the situation and who can access the house, and get a private upload link. No account, no commitment.
The house is photographed
Whoever can get in takes one wide photo per room and close-ups of labels, marks and anything that looks valuable. Nobody needs to catalogue the house first.
The sort and the report
Sell / specialist / donate / discard within one business day; the contents report follows, with the specialist list and the formal-appraisal boundary stated on its first page.
Your client decides
With authority: what sells, what is donated with a receipt, what the family keeps. We quote the selling in writing only if they want it.
We refer when it is not ours
A federal estate tax return, a contested matter, insurance: those need a credentialed appraiser, and we say so and refer.
What we will not do.
We do not provide formal appraisals and we never call our ranges that. We do not take custody of, value, transport or sell firearms; they are referred to a licensed dealer who deals with the family directly. We do not value jewelry, coins, bullion or signed art from a photograph; those are listed for a specialist. We do not sell anything before the person with authority approves a written plan, and we do not sell on a pre-death basis without the owner's own instruction.
We do not pay referral fees to attorneys and we do not ask for them. The client is quoted in writing, the same way as anyone who finds us directly.
Where we are hands-on.
In the Charlotte, North Carolina area we walk the house ourselves, photograph everything, sell in place and hand the keys back broom-clean; our Charlotte attorney page covers that. Everywhere else, the thinking is remote and the hands are your client's local contact's. The report and the plan are the same document in both cases.
What the family receives.

- ✓A clear statement of where a formal appraisal is required, and a referral

Frequently asked.
Executors use it as the itemized basis for the household-contents line. What a particular court wants attached varies by state and county; that is your call, and the report is written to be attached where it is accepted.
No, and it says so on the first page. Where a federal estate tax return, a charitable deduction, insurance or a contested matter requires a USPAP appraisal, we refer to a credentialed appraiser.
Get someone into the house with a phone, answer six questions on the start page, and upload the photographs. Nothing else until they have the sort and decide what they want.
Yes. Photographs and planning can start whenever someone with the right to enter can get in. Nothing is sold until the person with legal authority approves the written plan.
No, and we don't ask for any. Your client is quoted in writing the same way as anyone who finds us directly.
In writing, before any work, by the size of the project and the help the executor chooses. If VaultXL sells for the estate, the model is a setup fee set in the written quote and 15% of what sells after marketplace fees; the estate keeps 85%. We don't publish a rate card.
Yes. VaultXL connects to all three; the assistant can plan the transition, run the room sort, produce the contents estimate and the executor report, and, with the client's permission, send VaultXL what was discussed.
