It depends on how long you will be gone and what you own. Under about a year, storage often wins. Yes, provided we can get access. Many clients hand over a key or arrange building access, then follow progress and approve prices through their portal from another timezone. Settlement is paid out electronically, so nothing waits on you being physically present.
They get separated out first, before anything is listed. Photographs, documents, heirlooms and anything sentimental are boxed for family storage or shipped, and they never enter the sale inventory. Deciding what is out of scope is the first conversation we have, not the last.
Plan on six to eight weeks for a full apartment if you want proper prices. Anything with real value needs several weeks of market exposure to find the right buyer — compress it into the final fortnight and everything sells at clearance pricing because you have run out of leverage.
